Job Title: General Manager – Affordable Condominium Real Estate Development
Location: Kampala, Uganda (On-site)
Employment Type: Full-Time | Permanent
Reporting To: CEO / Board of Directors
Salary Range : USD 3,000 per month + USD 300 monthly maintenance allowance
Work Experience : 10-12 years in real estate development with minimum 5 years of in a senior leadership or general management role
Nationality Preference : Indians are only preferred for this role.

A well-established and fast-growing affordable condominium real estate developer in Uganda is seeking an experienced General Manager to lead its end-to-end residential development business.
This organization has a strong track record of delivering high-quality, affordable homes in prime urban locations and plays a meaningful role in improving access to housing for middle- and low-income families.
This is a senior leadership role for a hands-on business leader who can drive strategic growth, oversee large-scale condominium projects, and ensure operational excellence — from land acquisition through construction, sales, and customer handover.

Role Overview
The General Manager will be responsible for leading Sales, Marketing, Operations, Project Delivery, and Financial Performance.
The role requires a commercially astute leader capable of translating strategic vision into executable plans while maintaining high standards of quality, efficiency, compliance, and customer satisfaction.
Key Responsibilities
Strategic Planning & Development Pipeline
Develop and execute multi-year residential project pipelines aligned with affordable housing market demand.
Identify and acquire suitable land, including title verification, zoning compliance, and infrastructure readiness.
Lead feasibility studies, market research, and financial modeling for new developments.
Project Delivery & Construction Oversight
Oversee architectural planning, value engineering, and construction quality standards.
Manage procurement strategies, contractor selection, and vendor performance.
Implement robust project management systems to ensure on-time, on-budget delivery.
Sales & Marketing Leadership
Design pricing strategies, flexible payment plans, and mortgage partnerships to enhance affordability.
Lead branding initiatives, digital marketing campaigns, and on-site sales operations.
Drive pre-sales and sales velocity to ensure strong cash-flow alignment with construction timelines.
Customer Relationship & After-Sales Management
Oversee customer onboarding, after-sales service, and warranty resolution.
Ensure transparent documentation, smooth title registration, and homeowners’ association setup.
Promote a customer-first culture, especially for first-time homebuyers.
Financial & Business Leadership
Own company P&L, project budgets, and financial forecasting.
Ensure effective cash-flow management and collections-to-construction alignment.
Lead lender and funding relationships; maintain DSCR compliance and financial discipline.
Establish and manage CRM systems for reservations, contracts, and installment tracking.
Compliance & Governance
Ensure full compliance with local real estate, construction, and condominium regulations.
Oversee risk management, due diligence, safety protocols, and buyer verification processes.
Maintain strong governance standards and ethical business practices.
People & Organizational Development
Build and lead cross-functional teams across engineering, sales, marketing, finance, customer care, and procurement.
Foster a high-performance culture based on accountability, integrity, and innovation.
Implement training programs focused on ethical sales, customer education, and project excellence.
Required Qualifications & Experience
Education
Bachelor’s degree in Business, Real Estate, Construction Management, Engineering, or a related field.
MBA / MSc in Real Estate, Construction Management, or Business is preferred.
Experience
10–12 years of experience in real estate development, preferably in residential or affordable housing projects.
Minimum 5 years in a senior leadership or general management role overseeing multi-functional teams.
Proven track record in end-to-end condominium or housing project delivery.
Knowledge & Skills
Strong understanding of land acquisition, permitting, and urban planning processes.
Experience with affordable housing financing models and mortgage partnerships.
Excellent financial acumen including budgeting, cash-flow management, and cost control.
Strong negotiation skills with regulators, contractors, lenders, and external stakeholders.
